请问退租有没有什么手续要办的?

今天莫名收到INLAND REVENUE AUTHORITY OF SINGAPORE的一封信,让我帮原来的屋主(我租了她整套)还房产税。信上是这么写的:

 

For the purpose of paying the tax due by 屋主姓名, we are appointing you, the tenant of 原来租房的地址 as 屋主's agent under Section 38(1) of the Property Tax Act.

 

As an agent, youare required to pay to the Comptroller of Proterty Tax the gross monthly rent payable in respect of the property.

......

 

现在有两个问题请教下:

1)以前在租上面屋主的那个房子的时候,就收到过,然后中介说不用我付,合同上也没写要我付,所以我也没理,后来也没再收到信。是不是我就不用管了?

2)之前的那套房子我到13年底的时候就不租了,换了别的地方。当初搬出来的时候就是跟房东说不租了,也没办什么手续,会不会这导致政府部门继续找我的原因?他们还认为我是租客?另外,今天收到信的是在我新地址的信箱里,他们怎么知道的?

    这个通知以前的屋主或者中介就好了房产税不是租客的责任。有时候政府联系不到屋主(比如长期在海外的),屋主忘记交税,就会把信寄给租客,也就是屋主出租的地址。但是能寄到你新地址这个也太夸张了,没碰到这种情况。房产税不是租客的责任。有时候政府联系不到屋主(比如长期在海外的),屋主忘记交税,就会把信寄给租客,也就是屋主出租的地址。但是能寄到你新地址这个也太夸张了,没碰到这种情况。

    You may not just ignore. s 38 of Property Tax Act (PTA) basically rules that you need to pay the tax on behalf of your landlord. You will be forced to pay what your previous landlord is supposed to pay, unless IRAS let you go.
    However, you probably don't need to worry either. You are only liable to pay if you owe the landlord some rental money (s 38(2) of PTA). As you have moved out, I believe you don't owe , and will not owe any rent to him/her.
    What you can do now is to write to the Comptroller to object the declaration. The objection should be based on the ground that you are no longer the tenant, and is no longer liable to pay rental to your previous landlord . You must do so within 14 days (s 38(5) of RTA). Comptroller will probably cancel the objection straight away (s 38(6) of RTA).

    Yes you are right, HDB might still think you are the tenant. They send letter to your registered address of your NRIC, as they share the same database with other government agencies.

    property tax 屋主还。组客只需还stamp dutyiras 收房产税,应该根据屋主的资料,为啥会给你?留意一下iras信上写的是谁的名字。

    政府找不到屋主,或者屋主没有还政府钱政府就会这样做。要求租客不要再支付租金。用这部分钱来偿还屋主欠政府的钱。
    我相信当初你租房时,应该是做了stamping了,所以政府会有你的记录。退租时,并不需要通知政府。可能你当时做stamping的合同,标明的租约到最近还没结束。
    你没有义务偿还这笔钱,不理会或者通知IRAS你已经不租那里就好了。政府就会这样做。要求租客不要再支付租金。用这部分钱来偿还屋主欠政府的钱。
    我相信当初你租房时,应该是做了stamping了,所以政府会有你的记录。退租时,并不需要通知政府。可能你当时做stamping的合同,标明的租约到最近还没结束。
